Humble Real Estate Agent Who Checks the District First

Humble is a city, a school district and a mailing address, and the three do not always match. Call (832) 207-3277 and we will confirm the school district, city limits and any utility district tax for the house you are watching before you offer.

The Humble Name Covers More Than the City

If you search Humble, you may be looking at three different places that share one name. The City of Humble is in Harris County and counted 16,795 people in 2020, but Wikipedia notes the Humble name is also used on mailing addresses in unincorporated Atascocita and Kingwood.

Humble ISD serves the city, parts of Houston including Kingwood, and unincorporated Harris County areas such as Atascocita and Fall Creek, with a small part reaching into Montgomery County. So one school district can cover homes with different city limits and different tax setups.

The Agency Team is a Houston brokerage with 50+ agents, $550M+ in sales from 2023 to date and a Broker and CEO, Waldina Galeano, who holds TREC Broker License #665052. Our agents work in English and Spanish. We confirm the city, district and county for the exact address first, and the MLS search on this page lets you start your Humble shortlist.

Homes for Sale in Humble Need a Realistic Budget

Buyers who quote one Humble price tend to miss that the number blends very different homes. Houzeo reported a Humble median sale price of $270,200 in March 2026, up 0.11% from a year earlier.

Homes spent 38 days on the market and supply sat at 3.7 months, according to the same report. That leaves room to compare listings and negotiate instead of rushing.

Treat one month from one data site as a starting point, and ask us for closed sales near the house you like. Then look at your financing options and price the monthly payment with taxes included, because the tax line is part of the payment, not an extra.

Humble ISD or Aldine ISD Depends on the Address

Most of the City of Humble is served by Humble ISD, but a portion of the city is in Aldine ISD, according to Wikipedia. A listing that says Humble does not settle which district applies.

The same warning covers Atascocita and Kingwood addresses that use the Humble name. District lines and mailing addresses were drawn separately, so ask each district to confirm the campus for the exact address before you offer.

City Tax Applies Only Inside City Limits

A house in unincorporated Atascocita does not pay City of Humble tax, while a house inside the city does. That difference alone can separate two listings that look alike on a map.

The Harris County Tax Office lists 2025 adopted rates per $100 of taxable value. Humble ISD is $1.1052, the City of Humble is $0.25817 for maintenance and operations only, Harris County is $0.38096 and Lone Star College System is $0.1060.

Many Humble and Atascocita subdivisions also sit in a Harris County municipal utility district, or MUD, a local taxing district that pays for water, sewer and drainage. Harris County MUD 109 adopted $0.4350 per $100 for 2025. An older community listing showed that same MUD at 0.52, which is why you should ask for the current rate on the specific account and not trust a flyer.

Budget the cash due at closing too. Our Houston closing costs guide for buyers lists what to expect.

Check Flood Maps Before You Write the Offer

A city name says nothing about drainage, so check flood status for each Humble address you seriously consider. Harris County Flood Control offers the Flood Education Mapping Tool, which shows the FEMA effective 2007 flood map plus map revisions, but it is not the legal map.

For the legal map, use the FEMA Map Service Center. We run both for any Humble house you are serious about and talk through what they show. Start with our buy a home in Houston page.
