Step 2 — Lot selection & evaluation

Whether you own land or we’re finding it, the lot is evaluated thoroughly before any plans are drawn.

  • Survey, soil, and drainage assessment
  • Utility availability confirmed
  • Setback, easement, and deed restriction review
  • Lot purchase negotiated and closed (one-time close wraps this in)

Step 3 — Design & plans

Our builder works with you on floor plans, finishes, and specifications. Every choice is documented before a single shovel hits the ground.

  • Finish selections: flooring, cabinets, counters, fixtures
  • Full spec sheet and materials list produced
  • Architectural plans submitted for permits

Step 4 — One-time close financing

Our in-house lender structures your one-time close construction loan. One application, one closing, one set of fees — covering land, construction, and permanent mortgage.

Step 5 — Construction

Our builder is a licensed, insured, and bonded general contractor who is legally accountable for every aspect of your build.
