Step 2 — Lot selection & evaluation
Whether you own land or we’re finding it, the lot is evaluated thoroughly before any plans are drawn.

- Setback, easement, and deed restriction review
- Lot purchase negotiated and closed (one-time close wraps this in)
Step 3 — Design & plans
Our builder works with you on floor plans, finishes, and specifications. Every choice is documented before a single shovel hits the ground.
- Floor plan selection or custom design
- Finish selections: flooring, cabinets, counters, fixtures
- Full spec sheet and materials list produced
- Architectural plans submitted for permits
Step 4 — One-time close financing
Our in-house lender structures your one-time close construction loan. One application, one closing, one set of fees — covering land, construction, and permanent mortgage.

Step 5 — Construction
Shovels in the ground. Our builder manages every phase with direct accountability, regular owner walkthroughs, and transparent progress updates.

Step 6 — Closing & move-in

One-time close construction loan
Single closing for land, construction, and permanent mortgage – all in one loan
One closing, one set of fees
Traditional builds require two separate closings — construction loan, then permanent mortgage. With one-time close, you do it all once, saving time and thousands in duplicate closing costs.
Interest-only during build
During construction you pay interest only on funds drawn — keeping your payments low while the home is being built. Full payments begin when your home is complete.

Our lender knows our builder’s draw schedule, timeline, and quality milestones. That coordination means faster fund disbursements, fewer delays, and a smoother build experience than using an outside lender who doesn’t know how we work.
Rate locked upfront
Your interest rate is locked at closing — before a single wall goes up. You’re protected from rate increases during the entire construction period.
Seamless into permanent
